Many people are hearing that the fierce seller's market that was with us in 2022 is GONE!
This is indeed true. But while we are seeing a sliding market, this does not mean its all bad for sellers in our area.
We are seeing a mixed basket in the greater Washington DC area market. We know that a home in a good condition and priced fairly, will sell. I know... this sounds like real estate mumble. Yes, there has been a slight decline in the number of buyers because the interest rates pushed some buyers out. But you should also know that certain neighborhoods/areas are doing well. What should a potential seller consider then?
1. Inventory levels in your area.
2. Understand trends in your area.
3. The number of days a home sits on the market before it gets an offer.
4. Keep in mind some of the behaviors of a strong seller's market like no inspections and rent back are gone. Now buyers could ask for seller assistance or home repairs.
Overall, if you are considering selling, remember that even though the market has shifted towards being more balanced, this is still a seller's market.
