2. Know what you are going to net from the sale of your home.
Ask your realtor to estimate what you will net from the sale of the house. Use: A. Best case scenario B. Ok scenario C. Worst case scenario. This will show your selling costs so you can see what your net from the sale will be. Understanding your financial position will help with pricing and negotiations with buyer, because you understand your bottom line.
3. Price your home fairly or should I say, stay away from over pricing your home.
Home owners have a hard time accepting what their realtor tells them. Consider this: if homes similar to yours sell for $400,000 in your neighborhood and you want to sell yours for $500,000 because you have an upgraded half bath, you are making a mistake.
