Even the most steely-eyed sellers can get emotional when it’s time to list their home. It’s the place where they raised their children and gathered friends for annual holiday parties. Those who have never before sold are, indeed, in uncharted territory.
Four things to keep in mind.
1. First-time sellers sometimes think if I paid this much for the home and spent this much for upgrades, buyers should be willing to pay the same price.
Remember as a seller you have to contend with buyer price for the home and buyer demands.
2. First-time sellers don’t realize how minor repairs, neutralizing their home or adding small upgrades can make their property more competitive on the market.
Remember buyers typically expect a home to be in move-in condition.
3. First-time sellers sometimes are reluctant to de-clutter. It can be challenging for sellers who have lived in a home for their entire adult life.
Remember buying is partly an emotional experience. Buyers have a hard time looking beyond your pile of clothes, books or whatever you may have in your home. The less you have the more they can visualize themselves living there.
4. Know market conditions for your local area. This is important for a seller to know so they can anticipate how long their home may be on the market or even how to price their home.
Remember to pay attention to days on the market for your local neighborhood, how quickly homes get an offer when a house goes on sale, and what the list price to sold price is.
